What We Actually Check on a Phoenix Roofline

A roof inspection here is not a clipboard walk. We climb the ladder with a safety harness on and check the parts that fail first in this desert: the roof deck, the underlayment under your tile or shingle, and every penetration.

• We probe the roof deck, plywood sheathing and OSB for rot where water wicks in under the eave.
• We lift a tile to read the underlayment, since synthetic underlayment and roofing felt crack long before tile does.

UV photo-degrades asphalt shingles, elastomeric coatings and underlayments. We match the material to your roof pitch, the substrate under it, and your budget.

• Architectural shingle and three-tab shingle on steeper residential roofs, set in staggered courses with ring-shank nails.
• Clay tile and concrete tile, which handle heat well but need sound underlayment and proper batten and counterbatten fastening.

• TPO, EPDM and PVC membrane for flat roofing and commercial roofing, plus built-up roof and modified bitumen where a torch-down system fits.

How a Tear-Off and Rebuild Runs

2. Tear-off: a roofing shovel and pry bar strip the field course, starter course and old flashing down to the substrate.
3. We replace rotted plywood or OSB, then install ice-and-water shield at eaves and valleys.
4. Synthetic underlayment covers the field, and drip edge goes on at the eave and rake.
5. Step flashing, apron flashing and boot flashing are hand-sealed with roof cement or mastic at walls and penetrations.
6. Starter course, then staggered field courses shot with a nail gun and ring-shank nails, never overdriven.
7. Ridge cap, ridge vent, caulk and sealant details finish the weatherproofing.
8. Magnet sweep for nails, debris haul-off, and a walk of the roofline with you before we invoice.

Steep pitches get scaffold. Every truck carries an air compressor, a roofing square and spare fasteners, and screws and nails get sized to the sheathing thickness. We confirm building code rules for ventilation before we close a roof up.

Mansard, gambrel, hip, gable and verge details each change how flashing is laid. Canopy and awning tie-ins on commercial storefronts get the same care.

Repair, Recoat, or Full Roof Replacement

We won't sell a replacement when a repair and reseal will hold. But we'll say plainly when end-of-life wear has gone past patching, because a patch on a failing roof just moves the leak.

• Granule loss, curled shingles and a brittle field course point to end-of-life wear rather than one bad spot.
• Rot, decay and sag in the decking mean water has been wicking for a long time, often from one pipe boot.
• Blistering, peeling and delamination on a flat roof can sometimes be fixed with a recoat; ponding and alligatoring usually cannot.
• Hail is a recurring monsoon risk, and dents or bruised shingle mat show up weeks after the storm date passes.
• Persistent drip stains or mold on the sheathing means we stop patching and scope a full roof replacement.

Old built-up roofs are tar, bitumen and layers of roofing felt or tar paper. Patching one means matching the pitch and relaying layers in order, not smearing adhesive over a blister.

Ice dam and steam ice damage belongs to cold states, so we don't sell dam removal or snow guards here. We put that effort into monsoon hail prep instead.

Timelines, Estimates and Insurance Claims

Most residential repairs are done in a day. A full roof replacement generally runs two to four days depending on square footage, pitch, and how much decking has to be refit.
